Active Proposed Rezoning Of 3624 Tryon Road

On September 2020, the home owners of University Woods received a notice from Mattox Law Firm of the potential rezoning, from residential to commercial, for the property located at 3625 Tryon Rd (PIN 0782975817). The property is currently zoned residential and advertised for sale with a residential home site. HOA Dues

The monthly HOA dues are $215 and payments must be made payable to University Woods At Centennial and sent to PO BOX 99695, RALEIGH, NC 27624-9695. If you are making multiple payments for one property or multiple properties, please submit one check and coupon for each payments and use separate envelopes for each payment. Otherwise, combining of assessment payments may result in delay of payment and/or misapplication of the correct amounts.

 

The dues pay for trash service, security patrols, grounds maintenance, management services, postal service, insurance, required city inspections, power washing and other building maintenance costs. The HOA dues does not cover water bill and is the responsibility of individual unit owner. Please see Water Metering section below for more information.

Remittance slips are mailed to owners in January.  It is important that you stay up-to-date on your payments so the HOA can pay its bills. Water Metering

Water meter has been installed in individual units to measure water usage and the monthly bill is sent to the unit owner. The new owner must switch the water under his/her by contacting Jeb Black

​

The water usage is monitored by Guardian Water and Power (www.guardianwp.com). To create an account online (for viewing and paying bills), simply email your name and property address to support@guardianwp.com and request the account number. Once you receive the account number, go to http://www.guardianwp.com/log-in and click on "Resident" (not on "Condo Owner") to sign up for an online account. Do not click on "Condo Owner".

Parking Permit

Parking permit is required for the owner and the tenants in order to park a car on the University Woods premises. Please see the instructions and additional requirements listed below. Each tenant will be required to initial and sign Parking Rules and Regulations document.

  • Each resident will be responsible for obtaining a parking permit from Erica Jones at the following location. The resident should call Erica Jones before heading his way to ensure her physical presence at this location. The resident will also be required to provide an ID and a copy of the lease agreement either electronically by emailing or providing a hard copy of the lease agreement at the office

  • The parking sticker must be located on the front windshield lower left corner. Any vehicles parked in resident parking without the current parking decal will be towed at owner's expense

  • There will be one parking decal issued to each resident with a vehicle. Identification must be presented to issue a parking decal.

  • All vehicles must be parked in a designated parking areas only. Any vehicles parked in another area such as grassy areas, along curbs, blocking dumpster, handicapped or handicapped accessible areas will be subject to towing.

  • Any vehicle that is improperly parked and takes up more than one spot will be towed at owners expense

  • All vehicles must have current tags and parking decal as well as fully operational. Any vehicles with expired tags, no license plates or obviously inoperable will be towed at owner's expense

  • Initial parking permit will be available to all current owners and residents at no charge. Replacements parking decal will be issued at a cost of $50.

  • Towing will be enforced from 11:00 PM to 6:00 AM seven days week and will continue during the summer or during school breaks. If you get towed you need to contact the towing company to make arrangement to retrieve your vehicles.

Plumbing

Our previous HOA management company typically call Legacy Plumbing when there was a problem.  Because of this, Legacy Plumbing knows the property and provides fast service at a reasonable price. The contact information for Legacy Plumbing is http://raleighplumberplus.com

 

If a plumber does not know the property, he or she can cause problems and damage. One plumber said he had to cut off water to the entire building (all twelve units) to replace a hot water heater in one unit and did so; but the residents in the other 11 units did not know this had happened. So when the water wasn't coming out of the faucet in another unit, it was just left on. Then when the water was turned back on, there was some flooding (and damage).  Each unit has a water cutoff valve in the unit.
