Meeting called to order at 6:01 PM by HOA President Gary Moore. Present also were John Gensinger, Karleen Gross, Mark Selz, Toby Terrell, Tiffany Alexy and Jeb Black representing Wilson Property Management.
The decision to sub-meter water was passed at the last Board meeting. This will take effect on January 1 2017 with the installation cost to be taken out of the reserves. The intent is that dues will remain the same while the installation cost is being recouped, and then the dues will be lowered. Board Member Toby Terrell has been the head of the water sub-metering project and the point of contact with Guardian Water and Power. Guardian will send the water bills to the owners and they will include a $3.75 service charge each month. The HOA will then be reimbursed based on these bills. During the installation of the water sub-metering, the main water to each building will need to be shut off, providing ample opportunity to upgrade existing valves to ball valves which could enhance the value of the units. Each unit will need to be accessible when the plumbers are scheduled to install the water sub metering units. If the plumber has to make a return trip, the owner will then be liable for the cost of installation. The HOA will retain ownership of the sub meters (for maintenance purposes).
The fire inspection has been completed. The main finding was that 705 sprinkler heads have been painted – at a cost of $40 per head to replace. Mark Selz motioned to have the replacement cost of the sprinkler heads sent to owners, the motion was seconded by Toby Terrell and was passed.
