Meeting called to order at 6:06 PM by HOA President Gary Moore Board members in attendance included: Joe Stewart (representing Wilson Property Management), Mark Selz, Toby Terrell, John Gensinger, Gary Moore, Karleen Gross, Tiffany Alexy.
Treasurer’s Report. We no longer have a treasurer. John Harper has sold his unit and is no longer on the board. The money in the CD has been transferred to Wilson — it is the $67,467 amount in the BOD Reserve.
Water sub-metering total cost (including permits): $100K, but does not include Wilson’s $5K management fee for coordinating.
Sprinkler head letter should have gone out to everybody by Wilson Property Management. The total cost unknown is until all the sprinkler heads have been replaced.
The water sub-metering special assessment of $300 covers about half of the total cost. The HOA is picking up the rest of the cost. Parking lot re-sealing will likely happen in 2018. It shows in the budget as a $30K expense according to the reserve study but the parking lot is still in good shape, so re-sealing can be put off.
Motion to approve proposed budget as amended was passed - pending edits from Wilson Management.
Management Report. Breezeways have been cleaned out. Concrete slabs for the mailboxes have been poured; we are just now waiting for mailboxes to come in. Delinquencies are down to $13K — we started at $28K-$30K. There are 2 foreclosures going through; the lender will become legal owner once that occurs but the HOA might be able to collect back HOA dues from rent if the units are rented out in the meantime.

Bylaw changes were approved, but have to be filed - they are on the website.
Toby is now acting Vice President, since current President Gary Moore has sold his unit. The next meeting will be led by Toby, and new members will be elected.
